Portfolio Handover - 800+ Tenancies, Dual Operator Transfer
When a residential portfolio management contract transfers, the operational team rarely gets to pause. They are expected to manage a complex, time-critical handover whilst continuing to deliver day-to-day services, often with little additional resource and significant personal uncertainty about their own futures.
This is one of the most under resourced moments in our sector, and one of the most consequential.
We experienced this firsthand. When a significant residential portfolio transferred from one operator to two incoming operators simultaneously, we led the end-to-end data extraction and handover process, auditing and packaging over 800 tenancy files, each with multiple associated documents, within a three month window.
The work was carried out alongside full day-to-day operational responsibilities, with a small team navigating the professional and personal pressures that come with any TUPE process, redundancy risk, uncertainty and the emotional weight of leaving behind something they had built.

Pre-Acquisition Due Diligence - 600+ Units
A national investor was acquiring a stabilised residential asset. With over 600 units spanning multiple sites, the compliance picture was complex and the timeline was tight.
We conducted a thorough pre-acquisition due diligence review, assessing statutory compliance, governance frameworks, documentation integrity and operational risk across the portfolio. We identified key areas of exposure, provided a clear risk-rated summary and gave the investor the confidence to proceed with full visibility of what they were acquiring.
The acquisition completed successfully and the operator retained the mandate on behalf of the new owner.
The result: A clean, informed acquisition and a continued operational partnership.
Opex Review - Underperforming Asset
Although occupancy was high, the investor was experiencing margin pressure on a residential asset that wasn't hitting its financial expectations.
We conducted a detailed Opex analysis, reviewing expenditure line by line against budget, benchmarking against comparable assets and identifying where spend was misallocated, duplicated or simply not delivering value. We produced a clear set of recommendations, prioritised by impact and ease of implementation.
The investor acted on our findings and within the review period saw a measurable improvement in asset performance.
The result: A 4% improvement in NOI — without cutting corners or putting further pressure on the team.
End-to-End Tenancy Journey Review
An operator was experiencing friction at multiple points in the customer journey from onboarding through to end of tenancy but couldn't pinpoint where things were going wrong or why.
We mapped the entire process end to end, working alongside the operational teams (mobilisation, referencing, leasing, property management, compliance and accounts) to understand how work actually flowed versus how it was supposed to. We identified duplicated effort, unclear ownership, missing documentation triggers and handover points where information was routinely lost.
The output was a clear, practical workflow redesign with role-specific accountability.
The result: Identified inefficiencies, centralised workflows and a team that finally had the clarity they'd been asking for.
KPI Alignment - Connecting Business Objectives to Individual Performance
A business was struggling to translate its client contractual KPIs into meaningful objectives at team and individual level. Reviews were happening but weren't driving the right behaviours or outcomes, and the disconnect between what the client expected and what the team was measured on was creating friction.
We worked with HR & leadership to map client and business KPIs against roles across the organisation, designing a suite of role specific objectives that were measurable, fair and directly connected to what mattered most; to the business, to the client and to the individual.

Selective Licensing — 80+ Units
A portfolio of over 80 units required Selective Licensing compliance within a defined timeframe. The administrative burden was significant and the in-house team didn't have the capacity or specialist knowledge to manage it alongside their existing workload.
We took ownership of the end-to-end process, reviewing the portfolio, preparing and submitting applications, managing correspondence and ensuring all documentation met the required standards.
The operator was able to focus on running their business while we handled the complexity.
The result: A fully compliant asset portfolio, delivered on time and without disruption to the operational team.
Cost Code Training - Understanding the "Why"
Inaccurate financial coding was creating downstream problems; reporting errors, budget misalignment and friction during client reporting cycles. The issue wasn't carelessness, it was that the team didn't have a clear understanding of the principles behind the codes or why accuracy mattered beyond their immediate role.
We designed and delivered a tailored training session that went beyond the mechanics of the codes themselves, helping the team understand the financial and operational implications of their decisions, how a miscoded item affects a client report, an Opex budget and ultimately a difficult conversation for the Asset Manager.
The training was embedded into the onboarding programme so that new starters received it from day one.
